Topic:  Eric Steven P.S., will be presenting on the changes to Washington State’s Laws that directly effect landlords.

Mr. Steven is the principal of Steven Law Office. Located in Spokane, his practice specializes in landlord-tenant relations and housing. He practices in all counties east of the Cascades in WA and N. Idaho. Mr. Steven represents numerous property owners, landlords, management companies, mobile home parks, subsidized housing providers and the Spokane Housing Authority. Mr. Steven received his B.A. from the Univ. of OK in 1987 and his J.D. from Gonzaga Univ. School of Law in 1990. He is the author of numerous Continuing Legal Education (CLE) materials, landlord training manuals, and legal articles. As one of the most highly evaluated CLE instructors statewide, Mr. Steven was selected by the WSBA Encore “Best of CLE” series in 2003. He was an invited speaker at Washington State Bar Association (WSBA) Real Property Selection year-end meeting in 2012, and the mid-year meetings in 2014 and 2016.

Since 1984, October has been designated as the month to spotlight what we (all of us) can do to reduce the likelihood of becoming a victim of a crime.

The fact of the matter is, crime prevention is everybody’s business and every October the Sheriff’s Crime Prevention Unit and SCOPE’s Neighborhood Watch hosts a Crime Prevention Conference at the Sheriff Training Center located at 6011 N Chase Road, Newman Lake, WA 99025.

  • The screening process starts with a great written Criteria, do you have one?
  • Just what is a written Criteria?
  • Attend the April 19th meeting and receive samples of written criteria’s.
  • Washington State Senate Bill 6315 says that if you use tenant screening and/or consumer reports, you must comply with this bill, effective June 7, 2012. This law provides applicants with more information up front when deciding whether or not to submit an application and before paying the tenant screening fee.
  • The criteria must list what could result in denial of the application. Can also be called your Resident Acceptance Policy, as well as the more common Rental Criteria or Screening Criteria. Don’t miss out.

Neighborhoods in Spokane, WA Give Crime a HUGE Going Away Party!

“National Night Out Against Crime” (NNO)is a national Crime Prevention event. It is designed to heighten crime prevention awareness, increase neighborhood support in anti-crime efforts, and unite our communities. It is a great chance to learn about crime prevention, while also celebrating your community and spending time with your neighbors.

Spokane has had a long history of supporting Night Out. This event grows every year, withneighborhoods, community and youth organizations, apartment properties  and businesses throughout Spokane joining forces with thousands of communities nationwide for city’s 18th Annual NNO Crime and Drug Prevention event.This type of community participation is what makes Spokane a great place to live.

The event is a unique opportunity to bring your neighbors together, welcome new neighbors, talk about crime prevention and Block Watch efforts, and mainly just have a great time with food, music, games – whatever you want. The creativity we’ve seen of what neighborhoods come up with is amazing. Some gatherings are just a few households; others expand into large block parties.

Night Out Against Crime is an opportunity for individual neighborhoods to renew their commitment to the following:

  • Heighten crime and drug prevention awareness
  • Generate support for, and participation in, local anti-crime programs
  • Strengthen neighborhood spirit and police-community partnerships
  • Send a message to criminals that neighborhoods are organized and fighting back.

LLA DINNER MEETING WAS CANCELED FOR November 18, 2015

The LLA Board has decided to cancel the November 18th dinner meeting located at the Timber Creek Grill and Buffet.

Tuesday nights’ severe windstorm has left many people without heat, power and damaged property. Inoperable street lights, along with downed power lines and trees in the roadways have made driving conditions dangerous.

This is the first dinner meeting the Board can recall canceling in over 30 years. We do regret this late notice; the Board considered the safety and welfare of our members in making this decision.

Thank you for understanding.

We will see you at our January 2016 Law class.
